The fine print, in plain English
What’s included, what costs extra, and how you pay.
What’s included
On repairs, paint, and floors: surface prep, patching under two square feet, caulking, masking, drop cloths, lead-safe containment and cleanup where the home needs it, and hauling the debris. Standard-grade paint and materials.
On packing and moving: padding and wrap for your furniture, dollies, straps, and tools, and taking apart and putting back together standard furniture.
On cleaning: every supply and every tool.
What costs extra, and we’ll tell you first
- Wallpaper removal. Priced per room after we see it.
- Materials above standard grade. Paint, flooring, fixtures, and hardware you choose are listed on your estimate at cost plus 15%.
- Tall ceilings and detailed trim. Extra hours in an older house, quoted up front.
- Travel on moving and loading jobs. One hour at your crew rate, on your estimate. Not charged on other work.
- Parking permits. Rarely needed with a driveway. Where a town requires one, we file it and pass the fee through at cost.
That’s the whole list. No stair fee, long-carry fee, fuel surcharge, or weekend rate.
Our estimate promise
The price we quote is the price we bill for everything we can see.
If we open a wall or lift a floor and find something nobody could have known was there, we stop, show you, and price the fix in writing at our published rates before we touch it. You decide whether we do it. We never discover a problem and bill you for it afterward.
If we simply misjudged the job — the crew size, the hours, the coats — that’s our mistake and we eat it. The only time your price changes is if you change the job, or if the house tells us something it was hiding.
How you pay
30% when you sign. 40% when the paint is done. 30% after you’ve walked through the finished work and signed off.
Pennsylvania caps a home improvement deposit at one third of the price, and we stay under it. You also have three business days after signing to cancel for any reason, at no cost.
